BOOKING AND PAYMENT

Poronniemi cottages will send the client a written confirmation/invoice which will include the name and address of the owner of the accommodation, together with directions on finding the key to Poronniemi farm.

A booking is considered as confirmed once the client has paid the deposit (25% of the final sum) by the due date (7 days from the invoicing date), or has paid both the deposit and the final payment at one and the same time. If a booking is made within less than four (4) weeks before the commencement of the rental perioid, the deposit will not be invoiced separately.

If the deposit or final payment is not paid by the due date, Poronniemi cottages has the right to cancel the booking.

Cancellation or change of booking

All cancellations must be made to Poronniemi cottages in writing (by letter or e-mail). A cancellation will be considered as accepted only after Poronniemi cottages has sent the client a written confirmation of acceptance.

In the case of a cancellation, the client will forfeit the deposit. If the cancellation is made less than 21 days before the commencement of the stay, the client will be required to pay the entire sum for the accommodation. If it is possible to rent the accommodation to another person or party, from whom an equivalent sum is obtained, the deposit only will be retained by Poronniemi cottages.

The foregoing notwithstanding, all sums paid to Poronniemi cottages will be refunded to the client, with the exception of the deposit, if the client, or a person from the same household, falls ill, has an accident or dies. In this case, cancellation must be notified to Poronniemi cottages without delay and properly verified, e.g. by a doctor's certificate. If the cancellation is made during the course of the holiday, payments already made by the client will not be refunded.

The right of Poronniemi cottages to cancel a booking

In the case of force majeure, Poronniemi cottages may cancel a booking. In this case, the client is entitled to a full refund of any sum paid.

Holiday cottage accomodation

The key(s) to the cottage will be handed over to the client at the time of arrival as estimated and notified to the cottage owner by phone or in writing at Poronniemi farm. In the case of a one-week stay, a cottage will be at the client's disposal from 16.00 (4 pm) on the day of arrival, to 12.00 (12 noon) on the day of departure. In the case of a weekend stay, the cottage will be at the client's disposal from Friday afternoon at 16.00 (4 pm) to Sunday evening at 16.00 (4 pm) or as otherwise agreed and prearranged.

The rent for detached cottages covers the accommodation, sauna and free use of a boat.

The rent for a cottage covers the furnishings, cooking and eating utensils in it, as well as fuel for heating, cooking and lighting purposes. Mattresses, blankets and pillows are included in the rent. Clients must bring their own bed linen and towels. The clients can also rent them from the owner.

The client is responsible for cleaning of the cottage during the rental period and on departure. Should the client fail to do so and the owner be obliged to clean the cottage before the next client arrives, the owner shall be entitled to make a supplementary charge of 50e for the cleaning. The client can buy the cleaning from the owner.

Only the number of persons which can be accommodated in the beds provided are permitted to stay in the cottage. The use of a tent or caravan on a holiday cottage plot is forbidden without the owner's permission.

Compensation for damage caused

The client is responsible for paying the owner directly for any damage caused to the cottage or its contents by him/her during the occupancy.

Complaints

All objections and complaints regarding the holiday accommodation must be made immediately when the cause for them arises during the holiday period
